The following suggestions will help the viewing process go smoothly:


1. Check the available properties, when you find properties that interest you, please take a walk or drive by them to help narrow your search and make sure you like the location and property.


2. Once you have refined your search connect with all members of your group and schedule a showing. It is always recommended that all roommates come and view the property. If a roommate is abroad, pictures can be taken during the showing.


3. Please provide at least two options of times during the week (Monday-Friday 10:30am – 4:30pm) that your entire group can go and view the property of interest. Once the showing has been scheduled a confirmation email will be sent. One member of the group must reconfirm the showing 2 hours prior. A representative of A&G Property Management will meet you at the scheduled location and time. Let the viewing begin!


4. When viewing a property, don’t be afraid to ask questions! Be proactive and contact utility companies for average rates for your desired property. If you know the current tenants ask them. Please make sure you are familiar with all costs involved, monthly rent, security deposits, application fees (if applicable), and subletting instructions. Please keep in mind we do not ‘save/hold’ properties.


5. In order to begin the lease process, our office must receive the following information:


a. Names of all tenants

b. Contact Info – Phone number and email

c. Current address

d. Copy of State ID or Driver’s License

 

Once we have the information, the lease paperwork will be generated within one business day for digital signature. In order to sign the Lease, your group must pay the Security Deposit in full, which is equivalent to 1.5 times the monthly rent. This can only be paid in the form of a Cashier’s Check or Money Order. This is essentially a damage deposit that is refundable after you move-out. It cannot be used as a rental payment (i.e. first or last month’s rent).
